§        Newspaper: Your local newspapers are a food source to sale and market short sales. The best place to advertise is usually the Real Estate section. As a Broker you should combine all your short sales together and list as a ½ page, ¼ page or ? page. Show the best deals. Show how much the property was last valued at during its peak over the last 3 years and then show the asking price. You can either list all your homes or list your best deals with pictures and then list additional property addresses that are also for sale. Include, sold on a few houses that you have already sold which creates more urgency. Inform them to go to your website for additional pictures or call you to receive a free list of Pre-foreclosures and foreclosure homes. Always list the following:

 

Ø     Type of Home

Ø     SFR (Single Family Residence)

Ø     Townhome

Ø     Condo

Ø     Square Footage

Ø     Year Built

Ø     Number or Bedrooms and Bathrooms

Ø     Pool if available

Ø     Amount of last value of home based upon the first or second mortgage and the date.

Ø     Then skip space and make bold and larger letter “TODAYS ASKING PRICE $         ____.

Ø     Include your Broker Name, Address, Phone, Fax and Email address.

Ø     Inform them to contact now and you will provide a free list of “Pre-foreclosure and REO Properties” along with data sheets on any home they request.

 

§        Local Penny Saver:

      There are many types of local papers that can give you great pricing especially if you make long term commitments. Request to have a story/press release to be printed in the newspaper along with your advertisements and to have your Ads placed on the same page or following page. FRG has press release and market news stories that you can utilize to get additional exposure. Remember, you usually will get 10 times more response with a press release/news article than a advertisement.

 

§        Road Signage:

      You can buy small road signs that are very cheap around $.75 cents each. For homes you want to sell fast invest $7.50 or $15.00 and place your signs surrounding the nearby streets that have a lot of traffic. Also put at least 3 signs on the property (one in the middle and 1 on each corner of the property). Use the following language.

In the blank beside reduced take the highest value of the home over the past 3 years and subtract how much you are asking and place the amount there.

 

§        MLS (Multiple Listing Service):

     Due to different MLS boards having different rules and regulations each agent/broker is encouraged to submit their ads to the board and request their approval of your ads and or to make any suggestions of anything you need to correct or change. Most MLS boards are very friendly and appreciate you take the time to approval of formats. In addition to different MLS boards having different rules and regulations laws are consistently changing relating to short sales which could require changes with MLS boards.

 

§        Radio/TV:

     You can start your own local deal of the week and Real Estate foreclosure news update and tie this phone interview each week into advertising you may be doing. Remember the first one who does this usually gets this exclusive marketing opportunity with the favorite radio stations. So if your radio station is already taken then start your program on the next radio station who provides the next best responses. Best times to have this service is on Monday morning drive to work times, lunch times and afternoon drive home. However, you can usually negotiate to have extra ads at late night and early morning for very little money. The key is faxing press releases to the radio stations and to all local news T.V. Then you follow up with a call to speak to the reporter who handles local news stories like that. They are already educating your local market about these topics and when they interview someone they interview industry experts that are out of town. They much had rather work with a local expert. After you have established yourself as a local expert every time they do a news article related to the subject you are the person they contact. News T.V. would love to create and promote new home purchases especially when there are good deals.
